Booking Terms and Conditions

Before you Book you agree to all the rules below. If you disagree please do not book.
We reserve the right to cancel you booking if we find you are either being dishonest or breaking our house rules.

NO PETS, PARTIES OR EVENTS AND MAXIMUM TEN PEOPLE: We will be informed by the neighbours if any excessive noise occurs after 10pm weekdays or midnight weekends which will result in immediate eviction and additional charges.

PEOPLE: other than confirmed guests are not to stay overnight in the property. Any other person visiting the property is the sole responsibility of Guests.

CHECK-IN: is after 2pm and check-out is by 10am to allow sufficient time to prepare the house for the next guests, any requests for early check-in or late check-out will not be granted.

USE OF THE PROPERTY: Keep the property and all furnishings in good order. It is your responsibility to leave the property in a reasonable state on your departure, otherwise cleaning charges may apply.
No smoking indoors.
Only use appliances for their intended uses.
There is no daily housekeeping service. While linens, pool towels and bath towels are included, a daily cleaning service is not included in the rental rate.

PROPERTY DAMAGE: Malicious damage to property will be the responsibility of Guests and the Guest will be charged to fix or replace.

POOL: Children must be supervised at all times. The pool gates should be closed at all times. Glass containers should not be taken into the pool or outdoor spa areas at any time. No diving into pool, please enter and leave the pool via the stairs.

 AIRCONDITIONERS: The optimum temperature for air conditioners is 25 degrees Celsius. Please ensure all windows and doors are shut to maximize room temperature

RE-BOOKING: a cancellation fee of 100% of the total booking value will be retained unless we are able to re-book the property for the full duration of your original stay.
In the instance of natural disasters, no refund will be provided should you elect to cancel your stay.
We strongly recommend Travel Insurance as it may protect you if you cancel your holiday due to unforeseen circumstances including natural disasters.

Ensure all personal belongings are taken upon departure. We are not responsible for any items left behind.
Treat the house as your own and depart the house neat, tidy, clean and in the same state, thank you.
